  • Please Note for us to complete a fully certified package, you need to provide us with the following documentation:
  • Title Deed (It is a legal document which confirms or proves that one is the owner of a property after having been transferred into ones name. It contains the details of the property such as the full name of the owner/s; date of purchase, the size, etcetera. It gets filed at the Title Deeds offices in various areas according to where the property is situated. )

This can be obtained from the bank that financed your property or from the National Deed Office https://www.deeds.gov.za )

  • Zoning Certificate: (The zoning certificate contains information relating to, amongst others, the existing zoning, the purpose for which the property may be used for, building lines, height, coverage and Floor Area Ratio (FAR). Ref: Title Deeds and Zoning | MBA North)

This can be obtained from your local municipality or a professional town planner.

  • Contour Plan: For Stands with a slope more than 1m from highest to lowest point a contour plan will be required for us to place the building accordingly. This will be done at additional cost as this may have a effect on the floor levels of the building which will have an overall effect on the design.

This can be obtained from your local municipality building control office or a local land surveyor.

  • Waste Water Drainage Connection: You will need to obtain the waste water drainage connection position from your local municipality building control office in order for us to indicate the connection point on the site plan.
  • Important Information:
    • Please Note: For municipal approval submission, engineering drawings for foundations, floors, beams, staircases and suspended slabs will be compulsory to submit with the architectural documentation. You can appoint a ECSA registered structural/civil engineer to do the deigns or you can purchase the fully certified drawing set from Arch@Ease’s online shop.
    • If your stand/erf is located in a complex or estate under supervision of a body corporate please contact us before you make a purchase so we can discuss the architectural guidelines provided by the body corporate.
    • It will be your responsibility to submit the plans to your local building control office for approval and to follow up regularly on the approval progress.
    • If plans gets rejected by the building control officer for mistakes on plans we will take responsibility to assist you mending the mistakes on our expenses.
    • Our Fees doesn’t include site inspections and the issue of SANS 10400 Form 4 building completion certificate. At additional charges site inspections can be arranged with the issue of completion certificate. Alternatively a local SACAP registered professional can be appointed to do site inspections and to issue the completion certificate.

As it is compulsory for the engineer to inspect all reinforcement before concrete can be cast, our fees includes site inspections by our engineer within a 300km radius of Johannesburg. Any projects further away we will appoint a local engineer to do the inspections on behalf. This will include the issue of SANS 10400 Form 4 Completion Certificate.
